I am wondering what I am missing as the price seems very high ($70+). Anyone know?

Prices are set by the publisher (in most cases). The FG price is the same price as the print price; Freeport: The City of Adventure for the Pathfinder RPG – Green Ronin Online Store (https://greenroninstore.com/products/freeport-the-city-of-adventure-for-the-pathfinder-rpg)

We asked the publisher last week and this is the price they confirmed. It is a big adventure.

Aside from the price being set by the publisher (seems the book price is what a lot of publishers are going for now with VTTs), that is a BIG conversion job, someone spent a long time converting that to work in FGVTT, and they also had to convert all the NPCs, make encounters, maps etc. that make it work in a VTT. That effort deserves some remuneration.

I bought it at that price... and I do not play Pathfinder.

But I know that it will fit is very nicely to my 2e game. And it might even work for an adventure in Traveller with a bit of tweaking.

Good Story entries, Maps with Locations (and the new pins) etc.

As Jiminimonka said, that looks to be roughly at least 40 hours of work to convert that. Well worth paying someone else to do that work for me.

It says it’s 544 pages, that’s going to take weeks to develop if it’s an adventure.

It's a setting book, so more sections, less linking, but more tables and such.

That developer would be me. Make that months, not weeks. I started the conversion early last year and only just finished it. Tons of stuff to tweak and work around, including new rules and a complete adventure. Plus I linked every map location, index and ToC entry with the corresponding text page for usability, otherwise you couldn't find anything in that enormous book. All of which took quite a bit of extra time.
Extremely cool setting, though, if you're into the piratey stuff. I recommend it. Next up will be the Freeport Bestiary, the publisher permitting.

I just want to say I really appreciate your efforts Khoros and all of the community developers willing to spend months converting large content for Fantasy Grounds. It's individuals like you that help keep this VTT exciting and I always look forward to the new product release notices. Thank you very much, I hooe you'll enjoy the book. I can also recommend converting modules or making extensions (or even rulesets if you're a coding fiend) by yourself. Even if you're not an official dev, there's no better way to learn the ins and outs of the platform. It's not that difficult and you'll be surprised how much it enhances your games.
Plus it's a ton of fun.
